The system has a link to send the work order by text message to the vendors mobile phone. The landlord can add comments up to 160 characters total.

The send button connects to the vendor by text message. Then the vendor can call either the tenant or the landlord into a three-way conversation enabling the issue to become resolved.


  • Many smaller vendors check email once a week or latter. 
  • This is too late for issues of maintenance. 


Therefore this three-way conversation is initiated by text message to the vendors cell phone. All the data is communicated to correct the maintenance problem, and provides contact data for all three persons.

These folks then should converse by phone to enable a closure of the work order.
