An applicant's rental application consists of Personal Information, Contact Information, Address History, Employers, Other Income, Assets, Liabilities, Questionnaire, References, Pets/Vehicles/Occupants, Documents, Authorization, and Electronic Signature:

Personal Information

We ask for the applicant's name, e-mail address, date of birth, driver's license #, ssn, and marital status.

Contact Information

We ask for their mobile phone, home phone, and work phone.

Address History

We ask for the applicant's address history. This is an important step of the rental application for you to compare up against the background search to ensure the applicant is telling the truth about prior addresses.

Employers

We ask the applicant to identify their current employer (if applicable) and previous employers. We also ask for income information. You can compare this up against the applicant's credit report as well.

Other Income

Many applicants have other sources of income and we ask they disclose this information to you as well.

Questionnaire

We ask every applicant a series of Yes or No questions as it pertains to their renting history, such as:

  • Have you ever been sued by a landlord?
  • Have you ever filed for bankruptcy?
  • Have you ever been found guilty of a felony?
  • Have you ever broken a lease agreement?
  • Have you ever squatted in a home?
  • Have you ever been to court over a lease agreement?
  • Have you ever moved with owing money to a landlord?
  • Have you ever damaged a rental?

References

We ask for the applicant to provide a list of references for you to check out.

Pets, Vehicles, Occupants

We ask the applicant to disclose any pets, vehicles, and other occupants that may be staying on premise.

Documents (as attachments)

We provide the applicant with the ability to upload scanned documents such as proof of income, driver's license, or any other document you would like to verify.

Authorization

We ask every applicant to authorize your right to conduct a background check and more. Each applicant must agree to this authorization before sharing their rental application package with you. This important step ensures that you have documented authorization from each applicant.

Electronic Signature

Per the Federal Electronic Signatures in Global and National Commerce Act (E-SIGN), we ask each applicant to electronically sign every online rental application, date it, and provide an email address.
